Frequently Asked Questions

  1. What amenities are included in a regular bed and breakfast stay?
    Bedroom with queen size bed, central heat/ AC, free wi-fi, private bathroom, hot tub in the garden, free parking and 4-course breakfast for 2.  Breakfast is served buffet style from 8:30AM- 10:00AM.  Please let us know of any dietary restrictions.   (Please note, the amenities for vacation and wedding rentals vary.)
  2. What forms of payment are accepted?
    Cash and check are preferred.  We also accept VISA and Master Card.
  3. Do you accept Amazon or Living Social vouchers?
    We honor amazon & living social vouchers.  Please be sure to bring a paper print-out of your voucher with you.  Vouchers require you to pay taxes upon check-out.  If you request additional amenities, they will be billed accordingly.  Taxes (10% sales & occupancy) are payable at Check-out (cash or check preferred).
  4. When is check-in & check-out?
    Check-in is after 3:00PM on the day of check-in.  If you plan on arriving after 8:00PM, please contact us for additional check-in instructions.  Check-out is by 11:00AM on the day of departure.
  5. After-Hours Arrivals:
    We have keyless entries for after-hours arrivals (any time after 6pm), with door codes provided to guests with confirmed reservations.  We appreciate a quiet entrance, so as not to disturb other sleeping guests! 
  6. Massages:
    60 minute and 90 minute massages are available upon request and by special booking in advance.  Rates will vary but average $75 per session and can be scheduled in the guest room.
  7. If I have an additional guest that I would like to stay in my room, can you accommodate them?
    With advanced notice, we can accommodate a 3rd guest for a $50 fee per night.  We have a roll-away available upon request.  Our 3rd floor suite also has a day bed perfect for an extra guest.
  8. What if I have dietary restrictions for breakfast?
    Please notify us before your stay, as we would like you to have the best breakfast possible.
  9. What if the date I would like to stay is not available?
    Please try a later date or a week day on our booking calendar.  <link>
  10. What if I would like to stay longer that my voucher allows?
    We allow guest to stay additional nights at our full rate.  You will be charged for any nights that your voucher does not cover.  You may contact us if our booking calendar <link> does not suffice.
  11. What is your cancellation policy?
    For regular B&B stays, we allow a full refund if you cancel a full 2 weeks before your stay.  Less than 2 weeks before your stay, we charge a cancellation fee of 1 nights stay.
  12. Do you allow pets?
    We allow house-broken dogs ONLY for a fee of $25 per night.  Please bring a leash as we have free range peacocks.  Unfortunately, no cats allowed.
  13. Do you have a handicap accessible room?
    We have one room that is handicap accessible on the 1st floor of the house. Please keep in mind this is a historic rural property with gravel walkways, and un-even ground at some spots in our fields &amp; gardens.
  14. What is the best way to get to the Fairview Estates Bed &amp; Breakfast?
    We recommend you take Warrick Barn Road to Lowesville Road if you are using GPS or Google maps.  Fariview's driveway is the 1st driveway on the left after you turn onto Lowesville Rd from Warrick Bard Rd.  We are at the end of the long gravel driveway.  This is the best route from any direction.  We do NOT recommend taking VA-60, as you will likely miss our driveway.

    From Charlottesville an points north, take US-29 South. Take a right on VA-56 (Tye Brook Hwy).  After 5 miles the road will fork. Bare left at the fork towards VA-151 South.  At the stop sign, make a left onto VA-151 South (Patrick Henry Hwy).  In about 2 miles there will be a large "Welcome to Amherst" sign.  Almost immediately after the sign, make a right on Warrick Barn Road.  Follow Warrick Barn Rd for about 2 miles until there is a stop sign.  At the stop sign, make a left onto Lowesville Road.  Fairview's driveway is the 1st driveway on the left.  This driveway is shared with a small rancher up near the main road.  Fairview is the large estate house at the end of the gravel driveway.

    From Lynchburg and points south, take US-29 North to VA-151 North (Patrick Henry Hwy).  After about 6 miles,there will be a sign for route 665 which is Warrick Barn Rd.  Make a left on route 665/ Warrick Barn Rd.  Follow Warrick Barn Rd for about 2 miles until there is a stop sign.  At the stop sign, make a left onto Lowesville Road.  Fairview's driveway is the 1st driveway on the left.  This driveway is shared with a small rancher up near the main road.  Fairview is the large estate house at the end of the gravel driveway.
  15. What attractions and events are nearby?
    Wine & beer tastings (VA wine & beer trail), vineyard tours, hiking, horseback riding, cycling, tubing (summer only), massages.  Please see our attractions page. <link>
  16. Horseback Riding is available upon request, and is a guest favorite!
    Rates vary, but average around $75 per 1 hour ride.  Open to Beginners up to Advanced practitioners.  Trails are through the Blue Ridge Mountains, and are led by an experienced and knowledgeable guide.
